Usually, there are Boards or Management Companies who require paperwork to be filled out by the contractor and home owner in order for work to be approved. A lot of Boards have restrictions in terms of the extent of renovations that can be done and also, have a strict work schedule the contractor has to follow. Most often, contractors are required to put down masonite in the hallways between the unit they renovate and the freight elevator or front door (depending on case) in order to protect the flooring from debris, scratches and other damages. It is not uncommon for the homeowner(s) to be asked to give a deposit in case of possible damages or overtime fines.
Architectural plans showing the existing space and a separate proposed plan may have to be submitted. Each Board and Management Company is different so make sure to check with yours before starting any renovation.
In addition to the paperwork required by the Building’s Board and/ or Management Company, you may need to fill out and submit paperwork as well as Signed and Sealed Architectural Plans to the local Building Department.
